Our work is currently focused on three main areas:
All housing created and stewarded by OakCLT is designed to be permanently affordable.
Homeownership To date, the work of OakCLT has centered on housing — specifically, the acquisition and rehabilitation of vacant, foreclosed single-family homes. These homeownership opportunities are permanently affordable for families earning between 50 to 80 percent of the area median income in Oakland.
Housing Cooperatives OakCLT is working to expand the types of housing we create to include cooperatively managed multi-unit buildings. In collaboration with BACLT and SFCLT, we are developing a new model for resident controlled housing in Oakland that can prevent the displacement of tenants while repurposing existing buildings as permanently affordable housing.
A community land trust is a versatile tool for the stewardship of land among nearly any use. OakCLT has developed the administrative capacity to acquire and steward land, and grant long-term, affordable leases to community and resident-serving organizations.
We are currently collaborating with several nonprofit community partners to reuse blighted, tax-defaulted parcels in ways that engage existing neighborhood residents in the production of healthy food.

Stewardship for OakCLT is not only a core value and long-term orientation towards the preservation of land for community use; it requires active work and engagement to ensure our organizational principles are maintained.
This ongoing stewardship role is one of the primary reasons for the superior performance of CLT homeownership during the foreclosure crisis and the positive outcomes of CLT programs.
We oversee the mortgage financing process to ensure that CLT homebuyers are obtaining properly underwritten loans with terms that are affordable and reasonable
We ensure that all CLT homebuyers complete pre-purchase education
We remain a trusted resource and advocate for OakCLT residents
OakCLT residents can turn to us if they encounter any financial issues or problems with their housing
We actively monitor the restrictions in our ground leases with OakCLT residents to ensure homes are owner-occupied, liens are not placed on CLT properties, and properties taxes are paid
We can intervene on behalf of OakCLT homeowners if they become delinquent on their mortgage, or are facing a foreclosure
We advocate at the local, state, and national levels on behalf of policies that further our goal of ensuring that the housing we create remains permanently affordable
