Our development team and community partners, GRID Alternatives, M.A.N. Associates LLC, Turner Group Construction and Salazar Architects Studio Inc., plan to rehabilitate the homes to achieve a GreenPoint Elements Rating from Build It Green. Below is a description of the green features our homes will be equipped with:

Site Location

Homes will be located in urban settings, efficiently sized to the residents’ needs, and near urban amenities such as alternative transportation. Pest control and proper foundation water management will be assured.

Materials & Resource Conservation

Construction & Demolition Waste

Over 25% of waste will be diverted from landfill.

Water Conservation

Plumbing

High water efficiency showerheads and faucets will be installed, and all accessible pipes will be insulated.

Landscape

At least 50% of the plants will be native or Mediterranean climate, a high efficiency irrigation systems will be installed, and water conserving mulch will be applied.

Energy Efficiency

Heating, Ventilation & Air Conditioning

Energy Star ventilation fans will be installed.

Building Energy Performance

Windows and attic insulation will be upgraded to meet or exceed current code.

Appliances & Lighting

Energy Star rated dishwashers, clothes washing machines, refrigerators and efficient lighting will be installed.

Renewable Energy

2.0kW Photovoltaic System that offsets approximately 85% of the energy needs will be installed.

Indoor Environmental Quality

Finishes

Zero-VOC interior/wall ceiling paints and environmentally preferred materials for the interior trim and flooring will be utilized.

Air Quality Alarms

Carbon monoxide alarms will be installed.

Community Features

Home rehabilitation will promote homeowner safety and promote social gathering.

OakCLT Community Services

Community features include broadband service with an access portal that will inform homeowners on OakCLT updates and services. Also, the OakCLT plans to provide the greater neighborhood services such as; income and asset development resources, neighborhood leadership opportunities, and tools to achieve sustainable living.

GREEN JOBS

In addition, the rehabilitation of the 200 vacant, foreclosed homes will promote the development of the local green economy.

  • The Oakland CLT will create green-collar construction jobs and stimulate Oakland's economy. The rehabilitation of these properties will generate 640,000 hours of work to be paid at prevailing wage rates, directly contributing approximately $8 million into the local economy. All work will conform to energy-efficient, green industry standards.

  • The Oakland CLT will create a career path into the construction industry for local residents. Up to 20 percent of the hours worked will be performed by entry-level apprentices, allowing up to 100 people to enter the trades with experience in green building standards. The Oakland CLT will work in partnership with local community-based organizations to place at-risk youth and formerly-incarcerated people in these entry-level positions.

 

DEMONSTRATED COMMITMENT TO SUSTAINABILITY

Other benefits to the green building that the OakCLT homes will undergo include:

  • The Oakland CLT energy efficient homes and renewable energy will drastically reduce homeowners' operating costs, and support their home affordability.
  • The OakCLT homes will demonstrate environmental stewardship in Oakland's low-income neighborhoods. Each year, each house will prevent: 3,640 lbs of carbon dioxide pollution, 3.85 lbs of sulfur dioxide pollution, and 5.33 lbs of nitrous oxide pollution. This is equivalent to a reduction in automobile driving of 4,368 miles, or planting 0.3 acres of trees.
  • Increased annual energy savings also poise the OakCLT homes for long-term competitive real estate value.
